Just for fine-tuning purposes, the area marked #1 on the stadium map is not buildable without a very costly retrofit. It's an above ground detention facility that was built to handle all the runoff from that parking lot. and potentially a portion of Keizer Station, but I'm not sure about that.

As I tried to figure out how to visually represent how many smaller plots could fit in the Volcanoes Stadium space, I thought there might be funkiness with land use in that 20 acres. That’s ultimately part of the reason I just went with the boring math version - what if we crammed as many 3.25 acre plots in the 20 acres the Stadium leases.
On the other hand, I’m basing the comparison on 2018 market rates - which likely would be lower than today’s market rate
